Charles Square 3 / Hoxton, London

A Georgian building redesigned by our design studio to house 5 apartments that seamlessly blend heritage and modernity for a contemporary lifestyle.

Set within a former Georgian townhouse, Flat 3 offers a rare combination of architectural clarity and heritage character in the heart of Hoxton. Occupying the entire first floor of Charles Square, this light-filled apartment is defined by its refined Georgian proportions and high-quality original details. Spanning approximately 91 sqm, the space is characterised by high ceilings and a series of large shutter windows that draw in exceptional natural light throughout the day.

The apartment comprises two bedrooms, one of which benefits from an en-suite bathroom, alongside a second, separate bathroom. A central foyer leads into an expansive open-plan kitchen, dining, and living area, where the scale of the room is emphasised by its ceiling height and marvellous wood panelling. The kitchen is thoughtfully integrated within the architecture with a large island, responding to the building’s listed fabric while maintaining a clean, contemporary presence.

The building itself, dating back to the 1720s, has transitioned through multiple identities, from residence to courthouse and political headquarters, before its careful transformation into five apartments by Marta Nowicka. The renovation preserves key Georgian elements while introducing a considered modern material palette, resulting in a home that is both rooted in history and designed for contemporary living.
